  1. What kind of pets do you allow? Do you permit exotic pets?
    No monkeys, ferrets, snakes, rabbits, insects, reptiles or livestock permitted. Fish tanks not to exceed 10 gallons. Cat & Dogs, breed restrictions apply.
  2. How many pets may I have?
    Maximum of 2
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Upfront, nonrefundable charge of $600 and only with owner’s prior permission.
  4. What must I bring with me to tour an apartment?
    Photo ID
  5. What are your fees and monthly charges
    Application fee: $20/ applicant. Amenity fee: $500/year for studios and 1 bedrooms, $600/year for 2 and 3 bedrooms. Storage fee $80-$100.
  6. What are the income and credit qualifications?
    40x and satisfactory credit as determined by 3rd party screening company.
  7. What is acceptable “proof of income” to sign a lease?
    Copy of 2 most recent paystubs OR Employment Letter OR offer letter if newly employed. If self-employed a copy of the most recent tax return and a signed letter from CPA indicating anticipated earnings for the year. Last two, most recent bank statements.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Depending on score, may be able to buy a guarantor policy.
  9. Is my security deposit totally refundable?
    Yes, barring any damages or monies owed.
  10. If I get a job transfer, can I break the lease?
    Yes, with 60 days’ notice and a two month termination fee.
  11. Can I change to a month-to-month lease plan after my first year?
    No, but we are able to offer a shorter lease term, due to being a market building.
  12. What utilities are included in my lease?
    Heat, water and gas
  13. How long is the term of the lease?
    We offer various lease terms, please call to inquire.
  14. Do you accept leases for short terms?
    Yes, please call to inquire.
  15. Am I required to have renter's insurance?
    Yes, $100,000 liability
  16. Do you offer furnished apartments?

    Yes, but only for 1 or 2 yrs.
  18. If something needs to be repaired in my apartment, how do I report it?
    Complete an online service request.
  19. When is my rent payment due?
    On the 1st of the month, late fee applies if not paid by the 5th.
  20. What day of the month am I liable for a late charge?
  21. Will you accept electronic payments from my bank?
  22. Is there a place where I can pay my rent after office hours?
    Any time online, or must be mailed to the Rose corp office by the 5th.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Guests can stay no more than 14 days in a 12 month period.
  24. Do you have reserved parking?
    No, there is no parking garage. There are garages in the neighborhood.
  25. I have a motorcycle, where can I park it?
    We do not provide parking, must find on own
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    They must be listed as occupants on the lease.
  27. Can I install my satellite dish at my apartment?
    No, but there is a satellite TV in the building.
  28. Do you have cable services?
    We are wired for Verizon and Spectrum.

    Yes. Upon move out, may be assessed charges if additional coats are needed to cover dark colors.
